Alberta has no provincial land transfer tax. The government's share is the Land Titles registration levy: $50 plus $5 per $5,000 of value — the same formula for the transfer and the mortgage registration (source: alberta.ca, verified June 2026).

How much does a real estate lawyer cost in Alberta?

Our flat legal fee is $1,100 for a purchase or a sale and $950 for a refinance, plus GST — standard disbursements included. What extra costs are there besides the lawyer's fee?

Amounts paid to third parties, not to us: Land Titles registration ($50 + $5 per $5,000 of value, for the transfer and any mortgage), the tax certificate and corporate search, prorated property tax and condo fee adjustments, title insurance when used, and GST on new builds. Does remote signing cost extra?

No. Remote signing is included at no extra charge for every transaction, anywhere in Alberta — the video meeting, the lawyer's walkthrough of each document, and the courier for paper originals both ways are all inside the flat fee.

Are there situations where the fee is higher?

A few files carry extras: condo transactions (+$275 per condo plus $100 per extra parking stall), rental properties (+$100), bridge financing (+$250), tight timelines, or unusual title situations. When your file is one of those, we say so at quote stage and confirm the adjusted flat fee in writing — never as a surprise at the closing table.
