Can I sign my Alberta closing documents remotely?
Alberta permits video witnessing of eligible Land Titles documents by an active Alberta lawyer. This can include a signer outside Alberta. Start by telling us whether you are buying, selling or refinancing, your closing date and where each person signing will be. We will arrange your guaranteed remote signing and explain the documents you need.
What happens before the video appointment?
- Confirm the file and signing plan. The office checks the transaction, lender instructions, people signing and their locations. A website enquiry requests contact; it does not by itself retain the firm.
- Complete identity checks. Follow the identification instructions sent by the office. Showing a card on a video call alone is not a substitute for the required verification process. Read the Law Society's identification guidance.
- Arrange the documents. Wait for the office's instructions about printing or receiving the package. Do not sign ahead of the appointment unless instructed.
- Meet, sign and return. Join from a quiet place with a reliable connection. Follow the lawyer's instructions for witnessing and returning original documents.
Will I still need to return paper?
For the Land Titles video-witnessing process described in the guidance, wet-ink originals are still required. The office confirms which originals you must return and how. A video meeting can remove a trip to the office without removing document delivery.
What could change the plan?
Lender requirements, document type, identity verification, the signer's location and delivery timing can affect the arrangements. Lenders may have their own instructions. Law Society remote-services FAQ.
Call 780-473-7779 early if your closing date is close, you are changing location, or one owner will be unavailable. The signing appointment does not itself guarantee that funds or keys will be released at a particular time.
What should I have ready for the office?
- Purchase, sale or refinance, and the Alberta property city.
- The scheduled closing date, if known.
- Where each signer will be and their time zone.
- Any travel dates or document-delivery constraints.
- A phone number or email where the office can reach you.

Can I sign from outside Alberta?

Is remote signing completely paperless?
Not necessarily. The Land Titles video-witnessing process still requires wet-ink originals. The office will confirm what must be returned and how.
Does submitting an enquiry open my legal file?
No. An enquiry requests contact. The firm must confirm acceptance of the matter and the engagement arrangements. Your file opens immediately once you confirm the engagement.
